Depends on where you want to live. There are programs to help people obtain mortages. You can also get land for free if you can move out of state. As a single mom there are more programs open to you.

You can qualify for an FHA mortgage with no credit scores. You just need to show proof of timely payments on other things such as Rent, Insurance, Utilities, etc! FHA will do zero down with down payment assistance and is one of the best mortgage products out there with low fixed rates available.
